There are many differences between being a Commercial and Residential Real Estate Agent.
Differences between residential and commercial real estate are identified in their contrasting areas of interest. Kitchens and bathrooms are areas of significant variance between the two domains. Residential agents are aware that the kitchen is most commonly the first room of the home to be examined. The kitchen is thought to be at the heart of family life. At the center of the home, residential agents will rely heavily on the kitchen to provoke an emotional response from the client.
In commercial real estate there is very little interest in kitchens. There is no rationality in focusing on a kitchen for an office space or new shopping center. CEO’s are comfortable with staff relying on outside sources at meal time, and they retain the option to install a pop-up style kitchenettes. This trend is continued in examination of client interest in bathrooms. Residential agents will be bombarded with inquiries pertaining to topics such as water quality and purity, water pressure, laundry units, vanity sizes, toilet placement and shower size. Commercial agents will not be concerned with any of these queries. Oftentimes bathrooms are located in the hallways of buildings where office spaces are rented.
Understanding this is a key factor in understanding the vast differences between residential and commercial real estate. Bathrooms, a significant factor in eliciting the emotional response which encourages purchases of the residential world, are so far removed from the commercial scope of interest that oftentimes they’re not even situated within the leased space.
