What is a REIT! A REIT a Real Estate Investment Trust. What does that mean? These trusts are sometimes called “real estate stock.” REITs are corporations that own and manage a portfolio of real estate properties and mortgages. Anyone can buy shares in a publicly traded REIT. They offer the benefits of real estate ownership without the headaches or expense of being a landlord.
Who would want a REIT? Anyone who wants to invest in Real Estate. People who are trying to diversify their real estate holding will buy REITS to spread their risk. Who else? Anyone who may be starting out and does not have the money yet to buy a single property for themselves but wants to invest in real estate can buy in to REITS. You are buying a percentage of the profit from a large group of properties that has been purchased and managed by a company, similar to buying a group of stocks. This works well if you have limited funds and want to slowly increase your investments. Who else would benefit from REIT’s? Those who don’t have the time or physical ability to maintain a property, busy people, disabled or older. All of these are prime purchasers of REITS as the only requirement for this form of real estate investment is money and it doesn’t have to be a lot all at once.
How to get a REIT? Public REITs are purchased through a stock exchange. Private REITs are not publicly traded. Many are advertised but as always do your research before you buy anything.
What kind of REIT’s should I buy? Did you know there were REIT’s for every type of real estate? You can buy General Real Estate REIT’s or ones for residential rental, retail, hospitality, industrial, raw land and many others.
REIT’s are a great investment for anyone who wants to invest in real estate, whether they are just starting out and have little money, they have property and want to diversify investment or are older and want stable investments with little work. The ratio of REIT’s in your investment portfolio will change over the course of your life and can easily be adjusted to follow you lifestyle. REIT’s are for everyone.
